Off Season Rates & Policies


LOW SEASON AND HOLIDAY RATES/POLICIES
October 1, 2011 to May 25, 2012

Low season Minimum Rental Period: 2 nights from Nov 1 to Feb 28th, otherwise 3 nights. Minimum 5 nights for Thanksgiving, Christmas and New Year weeks

Cost
3-6 nights - $350 weekend nights (Friday Saturday), $270 weekdays + $130 cleaning fee + 10% Santa Cruz transient occupancy tax
7 to 29 nights - $260 per night + $130 cleaning fee + 10% tax
30 nights (month) - $5,500 plus $130 cleaning fee but no city tax (Nov through March only)
Holidays rates (Three nights minimum except five nights minimum for Thanksgiving, Christmas, & New Years weeks). Rate -  $350 per night + $130 cleaning fee + 10% tax

The rates above do not includerefundable damage security deposit of $500 added to the booking (see details below).

To hold an off season reservation, 60 or more days before your arrival date a $200 deposit must be received along with a signed rental agreement within 7 days of receiving the agreement.  After 7 days the reservation is subject to cancellation until such time the deposit and signed agreement are returned

Low Season Final Payment:  The remaining balance of your total rental charge plus the $500 damage security deposit is due 60 days before your arrival date.

Payment Method
Payment may be made by personal check or money order, made payable to “Denny Carroll”. You may also make payment via Credit Card or PayPal. A 4.2%  fee will be added, however. 

Refundable Security deposit policy
The damage security deposit is $500 and is due at the time the rental balance is due (see “Final Payment” above). Provided there is no damage to the property, the house, its contents, or excessive cleaning required, all of the security deposit will be returned to you within 14 days of your departure. Should any portion of the deposit be withheld, an itemized list and documentation of damage will be returned along with any remaining deposit balance.

Low Season Cancellation policy
Should you need to cancel a reservation, a written or email notice must be received no less than 60 days prior to your scheduled arrival date, otherwise you will forfeit all rental sums paid to date (not counting the $500 damage security deposit and $130 cleaning fee)
unless we are able to re-rent the property.  If the reservation is canceled more than 60 days in advance of your scheduled arrival date, we will return all monies paid, less a $200 cancellation fee. If you cancel your reservation within 60 days of your scheduled arrival date, we will attempt to re-rent the property. If we are able re-rent the property, we will provide a rent and cleaning refund plus the $500 damage security deposit, less a $200 cancellation fee.  Refunds for cancellation are given only when, and if all of the dates you have rented are re-rented.
